FAQs
What services does your inspection company provide?
We provide professional commercial and residential inspection and environmental assessment services, including commercial building inspections, mold investigations, infrared (thermal) surveys, energy audits, and specialty compliance inspections. Services are tailored to the property type, age, construction, and regulatory requirements.
What is included in a commercial building inspection?
A commercial building inspection is a visual, non-invasive assessment of major building systems, typically including:
- Roofing systems
- Building envelope and exterior
- Structural components
- Electrical systems
- HVAC systems
- Plumbing systems
- Interior finishes and life-safety observations
Findings are documented with photographs and narrative explanations to support due diligence, negotiations, or capital planning.
How is a commercial inspection different from a residential inspection?
Commercial inspections are broader in scope and focus on system performance, material condition, and risk exposure rather than code compliance. They are designed to support investors, owners, and lenders by identifying material defects, deferred maintenance, and safety concerns.
What is a mold inspection and when is one needed?
A mold inspection evaluates whether mold growth or elevated mold spore levels are present and identifies likely moisture sources. A mold inspection is recommended when:
Occupants report respiratory or allergy symptoms
Visible mold is observed
Musty odors are present
Water leaks or flooding have occurred
How do you identify hidden mold?
Hidden mold is identified through a combination of:
- Visual inspection of accessible areas
- Moisture mapping with non-invasive meters
- Targeted air and surface sampling
- Evaluation of building envelope failures and HVAC systems
Results are interpreted in context, not in isolation.
Can mold be present without visible growth?
Yes. Mold commonly grows behind walls, above ceilings, inside HVAC systems, and beneath insulation where moisture is present. Elevated indoor mold spore levels often indicate hidden mold reservoirs.
What is an infrared (thermal) inspection?
An infrared inspection uses thermal imaging cameras to identify temperature differentials that may indicate moisture intrusion, insulation deficiencies, air leakage, or electrical anomalies. Infrared surveys are non-destructive and are often used to target further investigation.
What types of problems can infrared inspections find?
Infrared inspections can help identify:
- Roof and wall moisture intrusion
- Wet insulation
- Missing or compressed insulation
- Air leakage pathways
- Overheating electrical components
Thermal imaging is used as a diagnostic tool and is typically verified with additional testing.
Do inspections include code compliance?
Most property inspections are not full code compliance inspections. They focus on condition, performance, and material defects. Code references may be noted when conditions present a clear safety concern or regulatory implication.
How long does an inspection take?
Inspection duration depends on building size, complexity, and scope. Commercial inspections may range from several hours to multiple days. Clients are provided with an estimated timeframe prior to scheduling.
How quickly are reports delivered?
Residential reports are typically delivered the same day. Commercial reports within a defined timeframe after the inspection, depending on scope and testing requirements. Laboratory-based analyses, such as mold and water sampling, may require additional processing time.
Are inspection findings objective?
Yes. Inspection findings are based on observed conditions at the time of inspection and are documented using industry standards, professional judgment, and supporting evidence such as photographs and measurements.
Do you perform remediation or repairs?
No. Inspection and assessment services are independent and do not include remediation or repair work. This separation helps avoid conflicts of interest and supports objective reporting.
What areas do you serve?
Services are provided throughout Central Texas and North Texas. Specific service areas can be confirmed during scheduling.
How do I schedule an inspection?
Inspections can be scheduled by phone or online. Scope, access requirements, and reporting needs are reviewed prior to confirmation to ensure the inspection aligns with client objectives.
What is a RAS inspection?
A RAS (Registered Accessibility Specialist) inspection evaluates buildings for compliance with the Texas Accessibility Standards (TAS). These inspections are often required for new construction, alterations, or when mandated by the Texas Department of Licensing and Regulation (TDLR).
Who can perform a RAS inspection?
Only a TDLR-registered Accessibility Specialist (RAS) is authorized to perform and submit RAS inspections in Texas. Reports must meet specific documentation and submission requirements.
What happens if a RAS inspection is overdue?
Overdue RAS inspections may trigger enforcement actions by TDLR, including notices to project owners, additional documentation requests, and potential penalties. Timely inspections and accurate reporting help reduce compliance risk.
